Is there any cost or obligation to get an offer?
No. Requesting an offer is free, and you're never obligated to accept. There are no fees or commissions at any point — if we buy your house, the offer amount is what you work from, minus only your existing mortgage payoff and standard prorated items handled by the title company.
How is your offer calculated?
We look at what similar houses nearby have recently sold for, subtract the estimated cost of repairs and our margin, and present the result in writing. We're happy to walk through the numbers with you — if the math doesn't work for your situation, listing with an agent may genuinely be the better route, and we'll tell you so.
Do I need to make repairs or clean the house?
No. We buy properties exactly as they stand — including houses with major repair needs, code violations, fire or water damage, or rooms full of belongings you'd rather leave behind.
How fast can we close?
Closings typically run two to four weeks depending on title work, and we can often move faster when a deadline like a foreclosure date is involved. If you need more time, we can schedule a later closing that fits your move.
What if the house has tenants?
We buy tenant-occupied properties regularly. You don't need to handle the tenancy before selling — we'll factor the lease situation into our offer and take it from there.
Are you real estate agents?
No. We're a real estate investment company buying as principals — for our own account or for assignment to our network of cash buyers. We don't list houses, and we never charge sellers a commission. We are not a licensed brokerage and don't act as anyone's agent.
What kinds of property do you buy?
